MQDC Finalizes ASEAN’s First Sustainability and Well-being Lab

ASEAN’s first research and testing facility for sustainable developments with a well-being focus is opening in mid-November 2017 in central Bangkok, equipped with an initial investment of over THB200 million by international property developer MQDC
MQDC’s Research & Innovation for Sustainability Center (RISC) will use the facility to develop environment-friendly ‘sustainnovation’ technologies and make them available to the public and other developers
RISC is headed by Dr Singh Intrachooto, an associate professor of Building Innovation at Kasetsart University and a designer and architect known for his work on innovative upcycling for design and construction
Bangkok, 22 August 2017 – International property developer MQDC is nearing completion on a 1,000-square-meter research base in Bangkok to develop and promote sustainable building practices that can revolutionize Thailand’s real estate sector.
The research hub, the first of its kind in ASEAN, is set to open in mid-November. MQDC is uilding and equipping the facility an initial investment of over THB200 million by MQDC. On its completion, it will host full-time researchers and fund studies.
“The opening of this facility marks a key moment for the building sector in Thailand,” said Mr.Visit Malaisirirat, CEO of MQDC. “We want the center’s research to be available to the public and general homeowners and not limited to MQDC’s use. We have also set aside millions to fund young research fellows in the areas of sustainability, well-being, and innovation studies.”
Dr Singh Intrachooto, a designer and architect known for his work on using recycled material in design and construction, will lead research at the new facility, heading MQDC’s Research & Innovation for Sustainability Center (RISC) team.
“RISC will conduct research under the principle of ‘sustainnovation’,” said Dr Singh. “We will be finding ways to achieve environmental sustainability while boosting well-being, health, and economic development.”
RISC’s new headquarters will be equipped with a floor-testing chamber, radiant flooring, a weather chamber, sensors for volatile organic compounds (VOCs), acoustic testing equipment, and heat and light sensors and testing labs.
The facility is built with environment-friendly materials and will be the first office in Thailand certified with the WELL Building Standard from the International WELL Building Institute (IWBI). This certification reflects features such as air-purifying wall panels and plants, upcycled egg shells for counter tops, low-VOC flooring materials and paints, and the exclusion of formaldehyde-containing materials.
The base’s eco-material repository will be ASEAN’s largest public green material library. The facility will also hold plants and simulation labs with environment-friendly designs for over 300 items.
Over the next five years, Dr Singh aims to increase RISC’s research network to over 100 members. MQDC’s upcoming projects will pioneer environment-friendly technologies in Thailand such as energy recovery ventilation (ERV) for indoor air quality at Whizdom Station Ratchada-Thapra and Smart City remote asset management at Whizdom 101. Under its commitment to ‘all well-being’, the developer pursues a concept of ‘sustainnovation’ which encompasses home AI, automation, clean energy, financial technological models, and improved understanding of human needs and behaviors.
Associate Professor Dr Singh Intrachooto heads MQDC’s Research & Innovation for Sustainability Center (RISC).
He is Associate Professor of Building Innovation at Kasetsart University Architecture, the founding director of the Creative Center for Eco-design, and the design principal of OSISU, an eco-design venture active across industrial products, residential works, commercial facilities, urban redevelopments, and art and design exhibitions.
Dr Intrachooto is also Design Innovation Ambassador for Thailand’s National Innovation Agency (NIA) and he heads Thailand's technical committee for creating the Upcycle Carbon Footprint label to certify products from reclaimed materials.
He is on the advisory boards of organizations such as Siam Piwat, SCG Chemicals, and Boonrawd Brewery.
The Research & Innovation for Sustainability Center (RISC)

The project will feature an energy measurement unit (EMU) notification system to curb energy use. Automated digital alerts will help users monitor and restrict their consumption.
